Frequently Asked Questions
We label a property "SA-ready" only after basic checks on lease wording, likely lender stance and building rules. Final approval rests with your own solicitor and lender, but we flag obvious restrictions upfront so you can confirm before committing.
Beyond rent or mortgage costs, allow for utilities, council tax or business rates, internet, cleaning, linen, toiletries, platform fees and management costs where applicable.
Responsibilities vary by scheme and agreement. Clients should review the specific lease terms carefully with their solicitor before signing.
Council leasing and serviced accommodation have very different requirements. Any change of use must be agreed with the lender, lease, council or other relevant parties.
Deliberately conservative. We use local SA data where possible with sensible occupancy and nightly-rate assumptions, and we show our assumptions so you can stress-test them for your own model.
We source properties suitable for council or housing-association schemes. You enter a lease directly with the council or partner, who typically pays an agreed rent. We find the right property and highlight schemes; the lease itself is between you and the council.
Many schemes offer guaranteed or very secure rent, sometimes slightly below open-market in exchange for reduced risk and hassle. We highlight the proposed rent, typical terms and the trade-off so you can decide with your adviser.
We don't draft or sign leases, provide legal/tax/mortgage advice, manage the property day-to-day, or guarantee performance. Our role is sourcing and packaging the opportunity; we can point you to trusted partners for the rest.
We focus on repeatable unit types and areas so you can plug multiple deals into the same operating model, and we highlight operational considerations so you can judge how well each unit fits a scalable setup.
